A home warranty plan is a service agreement for the working parts of a house. When a listed system or appliance fails from ordinary use, the plan pays toward the repair, and toward a new unit when a repair will not hold.
I write each plan around named items. Nothing is assumed. If the range is on the list, the range is covered. If the pool pump is not on the list, it is not covered until you add it.
You pay a yearly price for the plan and a flat service fee when a contractor comes out. I show you both figures before you sign up.

I confirm the item is listed in your home warranty plan and the plan is active.
A local contractor comes out, you pay the set service fee, and the fault is diagnosed.
A covered fault is repaired, or the plan pays toward a replacement within its limits.
Every agreement I send has these four parts. Find them first and the remaining pages will make sense.
Each system and appliance your plan names. If something is missing from it, tell me before you pay.
The flat amount due when a contractor visits. It stays the same for every covered request.
The most a plan pays toward one repair or one new unit. Anything above it is yours to cover.
The day your coverage becomes active. A fault that shows up before then is not included.
